Norfolk Gateway Office Tower

As a new hub for Norfolk business, hospitality, collaboration and innovation space, this building will support a variety of modern environments. The 20-story, 360,000-square-foot LEED Certified Class-A office tower features efficient floor plates from 18,500-20,000 square feet overlooking the city and the waterfront with a hotel lining St. Pauls Boulevard and Waterside Drive. Structured parking is integrated into the building. It is being developed by Harvey Lindsay Development Group in Norfolk, VA.

The new office tower will rise to frame the entrance into downtown Norfolk from the South and the East. The tower gently increases floor plate sizes as it rises in height to maximize tenant spaces at the higher level views. The building volume responds to its location near the water as a billowed sail that is sculpted by the breeze. The building features a restaurant on the ninth floor with an outdoor eating area, overlooking the harbor while extending life and social interaction outdoors.

The building sets the new standard for resilient and sustainable design in Norfolk. The tower and its surrounding grounds will reduce water use and runoff through integration of bioswales, rain gardens, green roof technologies, and native landscapes. Building glazing, lighting, and mechanical systems will significantly reduce energy usage while creating a healthier and more productive work environment for the tenants.
